SEOUL IS EXPERIENCING A SURGE IN OFFICE SPACES THAT ARE FLEXIBLE. THIS WAS
POSSIBLE THANKS TO THE COLLABORATION WITH MAJOR PROPERTY MANAGEMENT COMPANIES
AND THE EXPANSION OF SEOUL REAL ESTATE. IN THE LAST SEVEN YEARS, OFFICE RENTALS
HAVE INCREASED FROM 3000 TO FIVE HUNDRED THOUSAND SEATS. THE SMART CITY’S POLICY
OF THE SOUTH KOREA REAL ESTATE ASSOCIATION HAS HELPED TO MAKE THIS HAPPEN. THIS
POLICY OFFERS SUPPORT FOR SMALL-SCALE BUSINESSES THAT AREN’T YET ABLE TO EARN
THE MONEY THEY NEED. SEOUL GOVERNMENT ENCOURAGES COMPANIES TO RENT SPACE TO
IMPROVE THEIR FACILITIES.

Seoul’s Grade A office space is used by 2.5 percent of tenants, an increase of
around 0.8 percent since last year. This is due to landlords making efforts to
minimize vacancy resulting from high-quality locations that have been vacated
and also converting lower office floors into retail space. In response to the
demand increasing, a number of new office complexes are being constructed in
Seoul’s central area.

Many of the major companies listed on Korea’s stock exchange are moving into
Seoul’s central business district. The Korean government’s economic stimulus
package is expected to boost the economy over the next year. The opening of The
Mall of Asia in Gangnam is also beginning to attract major businesses to
increase their presence. The mall comprises The Mall of Korea Central, The Mall
of Asia East, as well as The Mall of Asia West. Four anchor stores as well as
four restaurants make up this mall. Major companies such as LG, Hyundai and
Samsung are tenants of the mall.


One factor that entices business owners to relocate to Seoul is the amount of
new office buildings that are being constructed within the city. The office

and Korea. Suwon-do is Korea’s second biggest city and is the headquarters of
the government’s central office. Two district offices of Suwon-do are located in
the middle of the two rivers; the Cheolji and the Yeoksam. Gangnam, Han Dong and
Ulsan are the principal districts in Suwon-do.

The next is the pungsu, also known as the red city. This is the third-largest
city in Korea. Its primary manufacturing sector is electronics. Other industries
include garment manufacturing, and textiles. Pungsu is a famous tourist
destination for tourists and there are a number of Seoul offices in this region.
