OPINION | AS BRT AND REZONING ADVANCE, RECALL PAUL SOGLIN’S NARRATIVE

In my 15 years of writing weekly columns, no topic has touched a nerve quite
like my series on local rezoning and transportation issues this spring.

Never have I received as many heartfelt thanks from both acquaintances and
strangers, in writing and face-to-face. They agree that diluting residential
zoning protections and altering street patterns to favor bus rapid transit and
bicycles are not positive steps for Madison. You speak for us, they tell me, and
they thank me for enduring the blowback.


That blowback has been the most pronounced and personally directed as on any
topic in all those years of writing. I am cast as a selfish, out-of-touch
elitist, even as a racist. Whatever I have written or done before, the critics
see themselves as the true progressives, and malcontents like me deserve scorn.



My sin has been pushing back against zoning changes designed to take rights from
residents, mostly longtime homeowners, and make it easier for developers to
build more and larger apartment buildings on sites that heretofore would be less
accessible to them.

Proponents of the zoning changes, including Mayor Satya Rhodes-Conway and her
allies on the Madison City Council, contend that changing zoning limits is
imperative to accommodating population growth. And, in their view, so is bus
rapid transit, whose fundamental disruption to automobile movement on major
arteries is only now becoming fully understood.

The mayor, council, and outspoken advocates for that vision possess the bully
pulpit these days, and woe unto skeptics like me … and Paul Soglin, the former
longtime mayor...

WE JUST BROKE GROUND ON AMERICA’S FIRST NEXT-GEN NUCLEAR FACILITY

Hello from Kemmerer, Wyoming! It’s been just over a year since my last visit,
and I’m blown away by how much has changed.

One of the oldest buildings in downtown Kemmerer—once an opera house—has been
restored and is now home to a mercantile and a bakery. Just down the street, the
owners of the local coffee shop have purchased an 100-year-old building to
expand their operation. A law office has opened, and city officials tell me that
plans are moving forward for new multi- and single-family housing developments.

I’m thrilled to see so much economic growth happening, because Kemmerer will
soon be home to the most advanced nuclear facility in the world. I just left the
groundbreaking ceremony for the first-ever Natrium plant, which will bring safe,
next-generation nuclear technology to life right here in Wyoming. It’s a huge
milestone for the local economy, America’s energy independence, and the fight
against climate change...

$10B DATA CENTER CAMPUS KICKS OFF NEAR CHICAGO

THE NEARLY 200-ACRE PROJECT IS TAKING SHAPE ON THE FORMER SEARS HEADQUARTERS
SITE.

Compass Datacenters, of Dallas, has begun work on a hyperscale data center
campus in Hoffman Estates, Ill. The project is taking shape on the nearly
200-acre former Sears headquarters site.

The Chicago-area campus will include five hyperscale data centers and will be
Compass’ first hyperscale campus in Illinois. The firm estimates the project’s
value on completion at about $10 billion in local investment.

Commonwealth Edison, Northern Illinois’s largest electric utility, will provide
infrastructure upgrades for the project, which will include a new onsite
substation that will be energized in mid-2026...

OUTLYING LOCATIONS WILL HAVE HIGHEST SHARE OF HOTEL ROOM INCREASES

Many areas with the highest share of under-construction hotel rooms compared to
the current total number of rooms are outside major city centers. South and East
San Diego, La Guardia/North Queens, and West Phoenix will have the most
significant hotel room inventory share increase among the nearly 700 submarkets
tracked by CoStar/STR. However, what is driving the growth in these destinations
varies.

In the Southwest, high inventory additions are primarily due to the nation`s
largest hotel developments under construction. Along the East Coast, multiple
hotel projects with diversified hotel product types have contributed to the

AFTER A CRISIS OF CONFIDENCE, DATA CENTER DEVELOPERS AGAIN PUT THEIR FAITH IN
SMALL NUCLEAR REACTORS

In recent months, the reports of increasingly dire power constraints facing data
center developers have been accompanied by growing hype around powering data
centers with small nuclear reactors.

Also known as microreactors, an informal distinction based on size, these
reactors range in output from less than a megawatt to 300 MW. They are closer in
scale to the power plant on a Navy submarine than a traditional utility-owned
nuclear power station.


But excitement around small-scale nuclear turned to skepticism and
disillusionment for some in November when a project that was set to be the first
commercial SMR built in the U.S. fell apart amid skyrocketing costs. Many
industry leaders, even those who had been among the most enthusiastic boosters
of the technology, began to publicly walk back their expectations that nuclear
data centers could be near-term answers to the industry`s power challenges...

NIKE FINDS A UNIQUE OFFICE SPACE IN A THRIVING LOS ANGELES TECH HUB

Many U.S. cities have fought to attract tech founders and create thriving
entrepreneurial ecosystems over the years. Some, like the famous Silicon Valley,
have succeeded in doing so. You can tell every time a city wants to try and
replicate the success of the Bay area whenever you hear nicknames for tech hubs
that use the word ‘silicon.’ Cities have gone all-in with these nicknames,
leading to sometimes silly results, such as Silicon Alley in New York City,
Silicon Desert in Phoenix, Silicon Forest in Portland, Oregon, and Silicon
Slopes in Utah.

In Westside Los Angeles, they’ve gone with the colloquial name of Silicon Beach,

AMAZON SCRAPS PLAN TO USE FUEL CELLS, POWERED BY NATURAL GAS, TO RUN OREGON DATA
CENTERS

Amazon has quietly withdrawn its regulatory application to use natural-gas
powered fuel cells to provide electricity for its data centers in eastern
Oregon.


The Seattle-based company first proposed the Oregon fuel cells in 2022, hoping
to overcome electrical transmission constraints at its data centers in Morrow
County. Amazon proposed using fuel cells from a California company, Bloom
Energy.


Climate watchdogs and environmental advocates raised the alarm, saying the fuel
cells would contribute to climate change and make Amazon a major customer of the
controversial Gas Transmission Northwest pipeline, which runs from British
Columbia to California...

INNER RING SUBMARKETS LEAD MULTIFAMILY RENT GROWTH

Fewer people may be working full time in Downtown offices, but renter demand has
been keen for living in urban-adjacent neighborhoods that offer walkability and
proximity to entertainment and other amenities. Since Q1 2022, submarkets that
are immediately adjacent to Downtown (so-called Inner Ring submarkets) have seen
annual multifamily rent growth of 3%, outstripping lower-density suburbs and
office-dominated Downtowns. The traditional suburbs have also benefited from
millennials—an urban-inclined generation—forming families and seeking more
space.


Current trends likely have staying power. With more companies requiring
employees to work from the office, at least part of the time, Inner Rings
shorten commuting times, while catering to lifestyle choices that place a
premium on walkability and increased living space...

COMPASS DATACENTERS BUYS 120 ACRES NEAR PHOENIX FOR NEW CAMPUS

Compass Datacenters has acquired 120 acres for a data center campus in El
Mirage, Arizona, around 20 miles northwest of Phoenix.


Compass purchased the property from logistics real estate firm Dermody
Properties in a $79.3M deal, the Phoenix Business Journal reports. The parcel,
part of Dermody’s 961-acre warehouse and industrial development area known as
the LogistiCenter at Copperwing, is the second in the complex to be sold off for
data center development in as many weeks.

On May 31, Microsoft paid Dermody $258M for 283 acres in El Mirage in a cash
transaction, adding to the 150 acres the tech giant already owns north of the
site, the PBJ reported. Microsoft has already broken ground on data center
projects in the city...
