 * HOW TO OBTAIN A MORTGAGE LOAN AS A FOREIGNER?
   
   There are multiple mortgage programs with adjustable interest rates designed
   for foreign buyers and investors in Florida. These loans can be amortized
   over 30 years and generally have a fixed rate for several years, depending on
   the program that best suits the buyer. One of the most commonly used programs
   by foreigners is the one with a fixed rate for the first 5 years of the loan,
   which then converts to an adjustable annual rate. Some of these loans can be
   paid off early by paying the principal amount without any prepayment penalty.
   Minimum conditions to qualify for a mortgage loan: In general, to qualify,
   you must provide a series of documents that vary depending on the institution
   where the loan is submitted. Banks typically require the following
   information: Verify that the client has at least two years of employment or
   more A certified letter from your accountant or lawyer regarding your source
   of income Provide at least 2 or 3 banking and credit references (they can be
   from any country) Show that the funds for the down payment and closing costs
   have been deposited in U.S. accounts. The funds for “reserves” can be
   verified in your home country’s personal accounts A copy of your passport A
   utility bill, such as electricity or water, to verify your country of
   residence Some important details: Generally, a minimum of 30% down payment is
   required, increasing based on the type of property being acquired. Most banks
   start financing foreign individuals from a purchase amount of approximately
   US$200,000. Interest rates for foreign loans range from 5.125% to 7%. In some
   cases, interest rates can go up to 10% if opting for a private loan. Besides
   the down payment, closing costs should be considered: between 5% to 8% of the
   property value. In the U.S., there is no age discrimination for granting
   mortgage loans. If you wish to make extra payments on your mortgage, it will
   not reduce your monthly payment but will shorten the length of your loan.
   What would be my monthly payment responsibilities? Most American mortgages
   are payable monthly, and your local bank can arrange to make the payment
   directly through them. Property taxes and insurance premiums are collected
   monthly by the lender and paid annually. Generally, your bank will deduct
   monthly for: Mortgage Insurance (flood, disaster, hurricanes) Third-party
   insurance (optional) Property taxes Additionally, if there is a homeowners'
   association or condominium board, you will be responsible for paying the
   monthly maintenance fee directly. *Approval is subject to the financing and
   credit policy of the financial entity.
