CONSIDERING THE FACT THAT YOUR HOUSE IS ONLY TWO YEARS OLD, THERE IS EVERY
LIKELIHOOD THAT THE DAMPNESS IN THE WALLS DURING RAINS IS DUE TO OMISSION /
DEFECTIVE CONSTRUCTION OF THE DAMP PROOF COURSE.

My two-year-old house develops patches on the oil distemper painted walls and
gets damp after rain though the exterior is okay. Foul smell also develops
inside the house if locked for a few weeks. Can you suggest any remedy?

Considering the fact that your house is only two years old, there is every
likelihood that the dampness in the walls during rains is due to omission /
defective construction of the Damp Proof Course (DPC). DPC is provided at the
finished floor level in the brick walls. The foundation of the building is
always in touch with the soil and during rains, the soil gets wet / damp and due
to capillary action water rises in the brick walls.

The damp proof course acts as a barrier and prevents the rise of water above the
floor level. I have seen this problem in scores of buildings, which develops due
to negligence in providing the damp proof course.

For the DPC to be effective it should be 40mm thick and made up of cement
concrete mix 1:2:4. A good quality waterproofing compound should be added to the
concrete as per the manufacturer’s instructions and a uniform layer of 85/25
bitumen should be applied on the top surface after the DPC has set. Dampness may
also have developed due to the splashing of rainwater on the exterior walls.

In your case it may not be possible to entirely arrest the dampness in the wall
but a strategy can be adopted to reduce it. Plaster the external walls with
water proofing plaster. Water proofing plaster is a two-layered plaster with
water proofing compound mixed in the mortar. Apply a coat of bitumen on the
surface. The internal wall can also be re-plastered with the above-mentioned
waterproofing plastering material.The foul smell is due to fungus that grows in
dampness. To prevent fungus, the walls should be painted with fungicides, such
as cabamates or imdazols, added to the painting material.

I am constructing my house. The woodwork of neighbouring houses has
deterioration due to damp climate and termites. Can you briefly outline the
preservatives that can be used to combat deterioration of wood?

Several types of preservatives are used to combat deterioration in wood: oil
preservatives, such as coal-tar creosote; water-soluble salts, such as zinc
chloride, sodium fluoride, copper salts, and mercuric salts; and solvent-soluble
organic materials, such as pentachlorophenol.

These preservatives may be applied by brushing, dipping, or pressure injection.
Pressure treatments, by far the most effective, may be classified as either
full-or empty-cell. In the full-cell treatment, a partial vacuum is first drawn
to remove the air from the wood cells; then the preservative is pumped in under
pressure. In the empty-cell treatment, air pressure in the cells restricts the
pressure-applied preservative to the cell walls.


I built a house in 2003-2004. The house is built on land measuring 270 sq
mtrs.(75’X40’) keeping 10 feet each for backyard and drive way and 15 feet front
space. One side is a common wall built by my neighbour and on the other side I
have built a room of 15’x10’ size in place of garage. This room, also having
common wall built my neighbor, started giving single line big crack just below
the ceiling and spread to all the four walls. Similarly, some more cracks have
also appeared in different parts of the house.

Your house is having serious problem of cracks and this could be due to soil
and/or foundation problems. Keeping in view of the serious nature of the
problem, I suggest that you must immediately show your house and the cracks to
an experienced structural engineer and take his advice. Regarding the material
for filling up the cracks, there are several manufacturers who provide
specialised material for sealing cracks in buildings.

A good hardware/paint shop generally keeps these specialised sealing products.
The manufacturer, through its distributors/dealers, of such specialised products
also provide technical assistance /advice wherein they help the consumer to
select a suitable material to rectify the defect. You must also collect the
technical literature/brochures of the product and study it and also show the
same to the structural engineer for his advice.

Iam planning to purchase a new flat . The carpet area is around 700 sft. The
builder is adding 15% towards brickwork and terrace, and 30% towards common
amenities such as staircase, passages etc. This works out a total of 45%
addition over the carpet area to arrive at the supper area. Please confirm if
this is a standard practice.

worked out by the drawings of the building. It is not possible to specify
generalized figures for the above as each building is unique in design. You
should insist on a certificate of the Architect for the same. The certificate
should also give the working calculations on how the figures were arrived
