Sign in A commercial real estate company based in Florida is seeking to rezone more than 23 acres in southwest Charlotte. Eden Multifamily filed a petition with the city of Charlotte yesterday to rezone 23.4 acres of vacant land at 14522 Steele Creek Road from N1-A (Neighborhood 1) and IC-1 (Institutional Campus 1) to N2-A (CD) (Neighborhood 2). Eden plans to develop a townhome community with up to 184 attached units at a maximum building height of 48 feet, according to site plans. If approved, this will be Eden's first Charlotte project. Its website lists eight projects — all in Florida — that are completed or under construction, and two as coming soon. Headquartered in Coconut Grove, the company also has an office at 52A Ervin St. in Belmont, about 12 miles away from Charlotte. Eden is one of several developers with recently planned multifamily projects in Charlotte. Earlier this week, California-based Republic Metropolitan filed a rezoning petition for 2.8 acres at and around 718 Central Ave. near Plaza Midwood. The developer plans to build a 365-unit apartment community with up to 5,000 square feet of ground-floor retail space. The location is the current headquarters of Skyla Credit Union. In late November, housing developer Dominium broke ground on a 150-unit community at 7800 Creekridge Road. Creekridge on the Park is an affordable-housing project near McAlpine Creek Park that's expected to deliver in spring 2025. Additionally, Northwood Ravin filed a rezoning petition in late November for Pinehurst on Providence at 3902 Providence Road, an apartment community it purchased in 2014 for $45.1 million. If approved, the updated site plan would allow Northwood to build up to 830 new units across 14 buildings.
