THE STORY

I went to Zanzibar for the first time in 2023. It was amazing to say the least!
I discovered a world different from the one I knew. A world not chasing capital
gains. A culture that does not revolve around a 9-5 work day.

In my years as an architect and entrepreneur, spending a full day on the beach
was never an option. I used to bring a laptop at the beach to keep up with
things at the office. In Zanzibar I discovered a culture that lives in Paradise.
A place that shows the abundance you truly have. And a place that lets you enjoy
life.

The people use the philosophy of HAKUNA MATATA – which literally translates to
“No Worries.” This is why we decided to create AZURE – a resort where you can
experience the true happiness and freedom of life. With NO worries period!

Africa is an absolutely beautiful place on Earth, where nature thrives and human
intervention is symbiotic with the environment. There is an enormous potential
to reconnect humanity with

We use local materials and workforce, designing timeless projects with the
environment in mind. The copious amounts of sunlight give us the opportunity to
use solar energy to power our projects, in alignment with the SDG.

WHY INVEST?

In the past months, we managed to put together a talented team!
Seasoned investors, along with businesses in Europe, Middle East and Africa are
now part of AZURE.
These partnerships will generate ROIs and amazing memories for our guests!

AZURE is scheduled to be developed in 2024 and finished in early 2025. It
consists of 37 individual housing units with
1 , 2 and 3 bedrooms. All units are located on the beachfront of Sunset Bay in
Michamvi, Zanzibar. Each house will have its own private pool, garden, outdoor
kitchen and will be equipped with a smart house system, solar panels and comes
fully furnished.

The resort will have a restaurant, large communal areas, a large pool,
restaurant, and a Jetty Bar.
When the development is completed, we will hand over management and
administration to an international
hospitality management company that will continue to provide amazing service and
client experience to clientele all
over the world!


LOCATION

AZURE is part of the east coast of Zanzibar, with our plot facing west. The 
beachfront leads to a beach the locals call Sunset Bay.

AZURE Phase 1 is built on a western-facing beachfront, on land that is
approximately 10.000 sqm in size. It is located 10 minutes from the most
famous restaurant in Zanzibar – The Rock, and 5 minutes from Kae Beach.

Phase 1 will be developed in 2024. We are building 37 villas and the main
amenities. These include roads and infrastructure, gated entrance, security
building, restaurant and terrace, a large outdoor pool, a gym and yoga room with
an ocean view, a shop and a children’s playground.

ROI

Your investments will receive 15+% yearly ROI from operations, with a quarterly
profit sharing
distribution. Our operator has 20+ years’ experience in hotels all over the
world. So YES, you will see profits!



Owner’s Benefits

Appreciation of the Villa’s initial investment in a 5-Star Resort is estimated
at a 25-35% markup on initial listing prices,
after the project becomes operational.

Quarterly Shared Revenue
50% of Net Revenue generated by the Villa will be automatically distributed in
favour of the owner. Profits will be distributed on quarterly basis, directly to
your bank account. Withholding a Tax of 15% (based on Zanzibar Tax Law) will be
applied to all distributed profits for non-residents.

Revenues 
Are represented by all cash flows generated by rentals of the Villa.

Insurance policy

All funds paid in advance before the project becomes operational are 100%
insured by an international insurance company. 

First right of refusal
If an owner wants to sell the villa, during construction phase or during the
operation phase, the developer has the right of first refusal.

AZURE will be managed by a international hotel management company, with 20+
years experience and 60+ hotels in their portfolio.



Insurance Policy

We offer a ZERO RISK POLICY on all advance payments made on the villas! All your
investments are 100% guaranteed by an international insurance company.

Green Energy & Self sustainable Villas

Our villas are operated completely by solar energy, with backup electric
generators just in case. We also plan on reusing rainwater for irrigation in our
exotic gardens. No chemicals are used in our water, as we are using the latest
technology of filtration and mineralization.

Technology

The resort is being monitored 24 hours a day by our security team and CCTV
technology.

Keep track of your profits with our Profits App
Villa owners can monitor their monthly profits, generated by the rentals &
services in our digital app. Smart Home Technology can give you status of
the Villa. Our smart home technology can also optimize the resources and
utilities to keep energy expenditure low.

Services

5-Star Services will be available in the Resort. These include: concierge, SPA /
Gym / Yoga / Massage areas, tropical swimming pool, pool restaurant, jetty
lounge bar, marina for speed boats, premium transfers & activities tours, and
the AZURE boutique shop.

AZURE will be operated by an international hotel management company, with 20+
years proven experience, having more than 60+ hotels in the portfolio.
