Our hard money loans are designed for situations where conventional loans are

BRIDGE LOANS

Bridge loans provide a temporary financing solution to bridge the gap until

 * Loan Amount: $50,000 – $5 Million
 * Term Length: 6 – 24 months
 * Max LTV: Up to 90%* (with additional collateral)
 * Amortization: Interest only
 * Interest Rate: Starting at 10.0%
 * Closing Time: 3 – 14 Days
 * Loan Use: Purchase, refinance, cash-out, operating capital, construction,
   renovation


FEES AND COSTS

 * Origination Fee: Range from 1.5%- 5% of the loan amount
 * No Prepayment Penalty
 * No Appraisal Necessary (we use Broker Price Opinions)
 * Customary Closing Costs for a real estate loan (attorney, title, title
   insurance,
   recording, etc. – no junk fees)

multi-family properties with loan amounts of $100,000+.

We finance mixed-use developments blending residential and commercial uses for
various purposes, including purchase,


BANKRUPTCY

We provide Debtor-in-Possession loans to entities reorganizing during
bankruptcy, working closely with counsel and trustees.


OFFICE

We lend to real estate investors and business owners looking to finance office
properties for purchase, refinance, bridge to stabilization, and more.


ALTERNATE ASSETS

We accept pledges of alternate assets like investment accounts, cars, boats, and
collectibles as collateral

WHY NEWTON CAPITAL, LLC IS DIFFERENT

 * We are regional and not national – by lending in only Eastern
   Massachusetts with an emphasis on MetroWest, this enables us to know our
   values that much better and be more aggressive on Loan-to-Values. Where many
   asset-based lenders will not go higher than 70%-75%, we routinely will go to
   80%+ for properties in MetroWest.

 * We will lend as a second or third mortgage if the equity meets our
   criteria and the loan in first or first and second positions are conventional
   (we do not take a subordinate position to private or hard money loans)

 * We will cross collateralize other assets in order to increase the
   Loan-to-Value when necessary. If you have a property with and 80% loan
   leaving 20% equity in it (we refer that as the back end equity), we will
   consider the back end collateral and often a mortgage on the back end
   collateral allows us to give you the additional funds you need for your
   transaction. Most lenders do not take subordinate positions or
   cross-collateralize with a subordinate position.

 * Additional collateral does not always have to be real estate. In the past
   we have accepted pledges of investment accounts (avoiding the need
   to liquidate stocks, etc.), cars, boats, and collectibles such as watches,
   sports trading cards, etc.
