STEINER | DOUGLAS CONSTRUCTION OFFERS SERVICES TAILORED TO THE UNIQUE NEEDS OF
EACH PROJECT DEVELOPER.



LUMP SUM CONTRACT

Contract with a fixed amount determined in accordance with a complete set of
contract documents prepared by the project owner/developer’s architect and/or
other consultants.

COST PLUS OR FIXED FEE WITH A GUARANTEED MAXIMUM

Best suited for the project owner/developer who is more “hands-on” in the
bidding and construction process and has the flexibility necessary to make
changes for cost savings in the budget for its own benefit.

DESIGN BUILD

When the project owner/developer needs the complete package, we will cover
everything from hiring the architect, completing the design phase, managing
construction, and on to project closeout for a complete, turnkey experience.


PRE CONSTRUCTION SERVICES

We understand that guidence is needed during the CD process and offer an array
of Pre Construction services, including:



Design Consulting

Value Engineering

Architectural Design Review

Preliminary Budget Planning



GC Involvement at the earliest possible stages of development will effect a
successful in-budget and on schedule project.
