What happens if I drive over the speed limit?
Driving over the speed limit is illegal, but it is a mistake that thousands of
UK drivers make every year. Here we examine what happens should you go over and
whether you will receive a ban or get a fine.  How much does a speeding ticket
cost? Speeding fines in the UK are split into several bands, each having
different costs associated with them, depending on how fast you were travelling
over the limit. The more you exceed the legal speed limit, the higher the fee
and number of points you should expect. The cost of a speeding ticket varies,
and is split into bands; A, B, C, D, E and F. The minimum penalty for being
caught committing any speeding offence is a £100 fine and three points on your
licence. You’ll be charged a percentage of your monthly income as a fine. This
can be up to a maximum of £2,500, depending on the severity of your offence. You
could also have your licence suspended or revoked. How long do points stay on my
licence? Penalty points for speeding stay on your licence for four years from
the date of conviction, and can’t be removed until their anniversary. New
drivers will be banned from driving by the DVLA if they receive six points
within two years of passing their test. More experienced drivers are
disqualified if they receive 12 or more points in a three-year period. Will a
speeding fine affect my insurance? If you have a history of speeding, insurers
will generally charge you a higher premium on your insurance.  Insurance
companies check your driving licence when you are getting a quote for penalty
points and any convictions you may have, along with past disqualifications, in
order to determine what monthly or annual premiums you will be charged.  Can I
drive over the speed limit?  Whilst there is a common myth that you will only be
charged for speeding if you are driving more than 10% over the speed limit, this
is in fact false.  Even if you are driving 1mph over the speed limit, you are
still breaking the law. Speed limits are a limit and not a recommended speed,
and should be adhered to at all times.  What happens if I’m caught driving above
the speed limit? If you are caught speeding, whether that’s by a speed camera or
a police officer, you could end up with one of the following: A verbal warning
An invitation to attend a speed awareness course A Fixed Penalty Notice (FPN) A
summons for court How long does it take a speeding ticket to come through?
Typically it will take up to 14 days for your Notice of Intended Prosecution
(NIP) to arrive in the post if you have been caught by a speed camera. However,
if you are caught by a police officer and pulled over, you will receive your
ticket there and then. Once you receive your NIP you will have 28 days to
respond if you choose to argue against the ticket, or you may be able to pay a
smaller fine should you respond quickly.  Whether you accept the ticket or not,
you will need to complete the Section 172 notice that will arrive with your NIP,
to declare who was driving the vehicle at the time of the offence.  It’s worth
noting the speeding ticket will be issued to the registered owner of the
vehicle, not necessarily the driver at the time of the incident. For example, if
you’re driving a company car, your employer will be notified of the speeding
fine and not yourself.  Can I avoid a fine if I attend a speed awareness course?
In some cases, drivers who are caught speeding are invited to attend a speed
awareness course. It should be noted that not all speeding offenders will be
able to attend a course to avoid penalty points on their licence. If you do
attend a course, you will not receive three penalty points, but you will have to
pay between £80 and £100 as a fee for the day and engage in the course.  Can I
be taken to court for speeding? If you are not eligible to attend a speed
awareness course, you will receive an FPN. When you receive this you will have
the option to either accept it or to contest.  Upon accepting the FPN you will
be given three penalty points on your licence and a fine. However, if you choose
to contest the speeding offence, you will have to go to court where you may face
a larger fine and possibly even more penalty points added to your driving
licence. If you break the speed limit by a large enough amount, you will have to
go to court. If you are summoned to court and do not go, you will almost
certainly be found guilty. In the event that you receive a court summons for
speeding, you can request that all evidence against you be disclosed before
making your plea of guilty or not guilty.  If you plead not guilty and are found
guilty by the court, your fine and the number of points you get could be higher
than if you accepted the NIP to begin with. What happens if I get caught
speeding as a learner driver? You can still get penalty points on your
provisional licence and even fines as a learner driver if you speed. These
penalties may also be given to whoever is supervising you in the car instead.

What to consider when buying a home in a flood risk area
The UK is known for many things, but we can’t deny that rainy weather is
definitely one of them. When it rains, it pours, and particularly heavy
downpours (plus other causes like tidal surges and raised groundwater levels)
can lead to flooding in certain parts of the country.  Flooding concerns may
arise if you’re wanting to get on the property ladder because around 5.5 million
homes in England are actually at risk,, including a proportion of homes built in
the last decade. So it’s possible that your house-hunt could lead you into
flood-risk areas. While you might be apprehensive to make an offer on, or even
view, a flood-risk home, there’s plenty of reasons a risk or history of flooding
shouldn’t stop you from purchasing your dream home in a specific location.
Remaining informed and prepared is your best bet in this situation so, keep
reading to find out what you should be considering when buying a home in a flood
risk area, including key tips on how to get informed about your property ahead
of buying it, and how you can best protect it after a sale goes through.  How
can you find out if a home is in a flood risk area? Part of keeping informed is
knowing what you’re dealing with from the get-go. You can check the long-term
flood risk for any area in England via the government website, where you can
also keep up-to-date with current flood risks in the UK.  There are also
websites that will help you research the flood risk in Scotland, Wales, and
Northern Ireland. Can you find out the flooding history of a property? If the
house has flooded previously, try to obtain the extent of the damage and the
cost of repairs from the seller – this could impact the amount you choose to
offer or if you proceed with the sale. You can also ask the estate agent. Both
have a responsibility to disclose any known information of this nature.  If you
want to avoid any awkwardness, you can also email the property’s address to
enquiries@environment-agency.gov.uk and ask for a flooding history report.  Make
sure you’re checking for the different types of flooding that can occur, as
coastal flooding may be categorised differently to the flooding that can happen
to a riverside property.  You should also ensure that you talk to your mortgage
advisor/lender. Some may be pickier than others when it comes to flood-risk
properties, so it’s important to make sure you’d be able to borrow the necessary
funds before falling too deeply in love with your potential new home. How can
you protect your new property from flooding? So, now you’re informed on what may
be coming, practically, remaining prepared for a possible flood will help to
give you some peace of mind.  Firsty, you can sign up for flood warnings to
ensure that you’re never caught off guard, and check for support and local flood
plans. You can also find out what public or local flood defences are in place in
the area, for example barriers. These will often be managed by the Environment
Agency and might reduce your need for personal defences. Creating your own flood
plan can be helpful too. This may include moving important documents to a
protected place, knowing where you can go to for help if necessary, how to keep
your pets safe during a flood, and how you can protect your car from flood
damage, plus listing what should be included in your flood kit. There are also
easy-to-apply defences that you can purchase yourself, including:  Flood
barriers – These can be put around your home and in doorways to prevent the
flood coming into your home.  Sandbags – The sand will help to absorb the water
before it can seep into your property and cause damage.  Water diverters –
Similar to flood barriers, these are designed to not just stop the flood in its
tracks, but also divert the water away.  All of this preparation is simple but
incredibly effective; and you may never need to utilise it, but it will keep you

What is underpinning and how much does it cost?
Underpinning is a term you may have heard before, whether you’re a homeowner or
looking for your forever home, but it brings with it a lot of questions.  You
can’t build something without a strong foundation as a base and, of course, that
is never more true than with your home. Underpinning can be part of this, so in
this blog, we take a look at what it is and how it could help you.  How does
underpinning work? Underpinning is a process to ensure the stability of a
building, acting as a solution to issues like subsidence. Being used as a part
of the initial construction of a building and any renovation, underpinning is
when a structure, typically a house, is strengthened. It usually occurs when the
existing foundation is no longer strong and secure enough.  It can be done in
several different ways, the four main being: The beam and base method Where
concrete beams are used to reinforce the structure, these beams will be added
below the original footing or they’ll replace it completely. Strengthening of
the soil The injection of a specific type of grouting or a structural resin foam
into the ground below the home to combat weaker soil or earth. Mass concrete
method Also known as a mass pour, this is the process of creating box-shaped
holes (at a specific depth) underneath the property’s foundations and then
filling them in with concrete. A construction crew may use this method when your
home’s foundations are too shallow. Piling When the mass concrete method isn’t
possible as the excavation is too deep, a builder may use this method. This will
be the use of screw piles and brackets to reinforce the foundation of a
property.  Why might a house need to be underpinned? As mentioned above, there
are multiple underpinning methods that can be used on your home if necessary
but, naturally, you may be wondering what to look out for before you get to that
point.  Though a lot of these reasons are out of your control, remaining
informed is the best action you can take to ensure they don’t become a bigger
issue in the future.  These are the main reasons for underpinning: Subsidence:
When the ground underneath a property begins to sink and pulls the foundation
down too. This typically happens when the ground becomes too dry or too wet,
causing the earth and the foundations below your home to shift. If you look out
for cracks and uneven surfaces in your property, you can usually catch it before
it becomes a major issue Structural changes : If you plan on adding a new floor
or extension to your home, it’s best to consider the strain this may put on your
property’s foundations and talk to your builder about this (but they will most
likely have already started considering this) Property age: If the building is
older, the original foundation may begin to weaken. While many older properties
were truly built to last, underpinning may still be useful to help reinforce the
existing structure.  Natural causes: Us Brits are quite lucky when it comes to
extreme weather conditions, but we do still get flooding, droughts, and the
occasional earthquake. Though rare, especially if you don’t live in an at-risk
area, these can cause a foundation shift that will then require underpinning.
For those living in an at-risk flood area, there are precautions you can take to
prevent extreme damage to your property’s structure.  How much does it cost to
underpin a house? The cost of underpinning a house will vary depending on the
property’s size, location, and need for underpinning (the condition of your
home’s structure), but it can range between £5,000-£25,000 for the average home.
Builders will quote for the job per metre squared with piling being the most
expensive method. What should you do if you think your home needs underpinning?

underpinning? No problem, the process isn’t as complicated as you might think. 
You can contact a structural engineer so they can look at your home and its
foundation. They will be able to assess your situation and then guide you
through the next steps. If in doubt, always seek professional advice and
