WHAT AM I INVESTING IN?

Maxiron Monthly Income Trust is an investment fund that lends for commercial
purposes. Loans are secured mainly by registered Second Mortgages over
Australian properties. Investors with Maxiron Wealth have their funds
diversified across a portfolio of loans looked after by an experienced team who
will conduct extensive due diligence before settling any loans.

WHO CAN INVEST?

We are able to accept all investors whether they are a Retail or Wholesale
Investor (see below for explanation). We can also accept investments from
individual investors, self-managed super funds, trusts and companies.

Background

Since inception in 2002, Maxiron Group's goal is to improve the WealthBeing™ of
every day Australians.

The Group has an experienced team of professionals from a variety of backgrounds
including banking, investment, management consulting, trusts management,
accounting, taxation and business advisory.

In addition, the Group consist of members of:

 1. Certified Practising Accountant (CPA)
 2. Institute of Public Accountants (IPA)
 3. Financial Services Institute of Australia (FSIA)
 4. Australian Investors Associations
 5. FinTech Australia

Use of Funds

Funds received by the Trust are lent to a Maxiron company that makes commercial
loans secured by mainly second mortgages over Australian real estate diversified
into different borrower groups, states or class of real estate.

Independent Oversight

Maxiron Monthly Income Trust is an Australian registered mortgage scheme (ARSN
618 038 609) with Australian Securities and Investments Commission (ASIC) since
29 March 2017.

The Trust is externally audited annually. The Trust's money is held by custodian
Sandhurst Trustees Limited. The money is lent to a Maxiron Company which makes
commercial loans. The loans this company makes are the subject of monthly review
by representatives of Primary Securities LTD.

Please read the Product Disclosure Statement of the Trust in deciding whether to
invest. Your money is lent for commercial purposes and there is a risk that you
could lose part or all of your money.

WHAT NOTICE DO I NEED TO GIVE TO WITHDRAW MY SAVINGS?

Notify us of your request to withdraw funds at maturity is required.

CAN I WITHDRAW MY FUNDS AT ANY TIME?

Funds can only be withdrawn at maturity of your investment term.

However, in circumstances of hardship at the Manager's discretion you may be
able to withdraw your funds prior to the maturity of the investment term.

Fees apply for early withdrawal or if you wish to transfer your account to
another holder, read our PDS for more details.

WHAT IS THE MINIMUM COMMITMENT?

The minimum commitment is $20,000 over an investment term of 3 months.

To grow your investment faster, you are free to make an additional investment at
any time via the additional investment application.

IS MY INVESTMENT ALWAYS ACCEPTED?

Due to the overwhelming popularity of our products, a monthly investment limit
has been implemented Investments are currently accepted on a 1st in 1st serve
basis, and once the limit is reached, the excess would be deferred to the next
month for allotment.

To ensure you can earn a competitive return as soon as possible, please apply
and transfer fund at your earliest convenience so not to miss out on this
investment opportunity.

CAN I CHECK MY ACCOUNT ONLINE?

Absolutely! Just click on the member login at the top of the navigation bar. Our
portal allows members to access their account online to check their investment
and interest earnings.

WHAT IF I AM NOT AN AUSTRALIAN RESIDENT?

You may also be able to become a member, please contact us for details.

WHAT LEGAL DOCUMENTS CAN I READ?

For prospective members in considering this investment opportunity, please read
our PDS and TMD.

HOW TO EXTEND MY INVESTMENT TERMS?

If you are happy with your return and decide to stay with us longer, you are
most definitely welcome. Just let us know and we'll rollover your investment for
you for the same term, easy!

HOW TO TOP UP?

If you are interested in topping up your investment, it is as easy as pie.
Simply fill in the Additional Investment Form and send it to us by email, our
friendly investment team will then contact you.

HOW TO RE-INVEST?

If you have withdrawn your investment but wish to invest with us again, please
fill in the Online Application Form as you have done so previously. Application
can be completed in as little as 5 minutes.
